Booking Terms and Conditions
Deposit is paid when booked – 50% of price.
Full amount to pay – 3 weeks prior to arrival plus bond money at £150
Bond money will be returned 3-5 days after inspection has been done.
Due to covid, we will be allowing a written cancellation up to a week prior via email or letter.
Over 7 days from your holiday start date, full refund will be made apart from deposit if re-let you will be refunded your deposit.
Under the 7 days, the full money will be retained unless we can re-let.
You can change your booking over the 7 days or if covid restrictions apply under the 7 days. Be aware that when you pick your next dates there may be an increase or decrease in charge depending on when you want to come. Travel insurance is advisable but please check coverage on infectious diseases. If you go into local lockdown a full return will be made unless you want to rebook.
Terms and Conditions
Due to Covid arrival 3:30PM / Departure 10:00AM
Your key will be in the key safe at your chosen lodge. The number to the safe will be given to you when you have paid the final balance.
On arrival there will be hand sanitisers on each side of the entrance gates, please use when opening the gates.
Heating, Electricity and Water
All of the above are included in the price.
Linen and towels
All bedding is provided with face and bath towels provided per guest. You will need to bring extra towels for hot tub use.
Iron and hairdryer are available in each lodge. When booking please give us notice if you require a cot and highchair as it will need to be ready on your arrival. Linen for cots are to be brought by the guests.
Children under the age of 16yrs must be supervised at all times. It’s particularly important when using the hot tub.
Only the number of persons notified on the booking form are entitled to occupy the accommodation during anytime of their stay. Owners reserve the right to terminate the hire without notice and without refund in case of breach of this condition.
The guests should pay particular attention to the working farm surrounding the lodges. For safety reasons no guests are allowed to roam into areas beyond the lodges and car park.
Only two cars are allowed for Stables lodge and Bray lodge. Your vehicles, their accessories and contents are left entirely at own risk.
A minimum charge of £10 is made on the return of lost property after your departure. Items of lost property can be held for a maximum of one month, after which time they will be donated to charity. We cannot be held responsible for items reported lost which cannot be found.
Right Of Entry
We will not normally enter a cabin once let without your agreement. Owners and Employees should be allowed the right to property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. During warmer seasons we will have to come in to the garden to water the flowers, but we will make sure we fully respect your privacy.
The hot tubs are unsupervised and are therefore used entirely at your own risk. We maintain our hot tubs on a daily basis. In the event of inappropriate use ( in our opinion ) resulting in chemical imbalances / poor water quality and the need to drain and refill the hot tub a charge of £50 will be made to the person who made the booking. One of our staff will show you how to use our hot tub upon arrival. All hot tubs are drained and cleaned on every changeover.
The only lodge with a substantial gravelled area to have a small bbq is Stables, no other lodges have the facilties to do this. BBQ’s have to be kept supervised at all times and can be nowhere by grass or decking.
Noise / Fire Hazards
The use of fireworks and very loud music are forbidden due to Onsight animals and neighbours. No use of Chinese lanterns are allowed.
Groups, Stag and Hen's
No all male groups allowed. No stag and hen do’s are permitted.
Smoking is allowed in designated areas around the lodges. No smoking on decking or inside the lodges. Anyone caught may have to pay a fee or will be asked to terminate their stay without any refunds.
Fixtures and Fittings
All fixtures and fittings must be used solely for their intended purpose. We request that you do not take into the cabins any portable heaters, lighting equipment or any items that may cause danger to the cabins, equipment or occupants. Any bulky items such as bicycles are not to be taken into the cabins. No furniture, bedding, plates or cutlery are to be moved from or between the cabins
A £150 bond is paid with your final payment, this will be paid back to you within 3/5 days once the lodges have been inspected. If you do incur an accident please let us know so we can get it sorted swiftly. Damage charges include inside and outside the lodges.
Please do not let children play on raised beds or jump and sit on garden ornaments, not only are they breakable but they can be dangerous.
Dogs Staying in stables lodge
- One small well behaved dog allowed - Any dogs that are larger than the specifications will not be allowed in the lodge and your stay will be terminated.
- Dogs Must be dried appropriately in wet conditions
- Your dog is not allowed to be left unsupervised in the garden
- No dog is to be ever left on its own in the lodge
- Just to be aware we have 4 dogs of our own on the farm
- All dog mess must be cleaned up
- Your dog must not go on any carpeted area or any furniture within the lodge
- Your dog must be kept on a lead outside of the fenced garden.

Covid permitting we will allow the supervised grooming of animals. The grooming of animals is an option however, it may not always be available if staff and owners are busy on the farm.
Weather permitting Miniature donkeys usually are in very close view of the lodges. Under no circumstances must any guest enter the paddock / field unsupervised by a member of staff at any time. It is mandatory that no animals are to be fed anything unless provided by the owners.
Stroking of animals through the fence is permitted with adult supervision and hands must be sanitised before and after handling the animals. Be careful with the animals and their mouths, little fingers look like carrots!!
